Who We Are and What We Do

We are a real estate acquisitions company. We purchase properties directly as a principal buyer and offer selling programs including cash purchases, our Max Value Program, and seller-financed structures. We are not acting as your real estate agent or broker, and no agency or fiduciary relationship is created by your use of the Site or by any offer we present. Where a transaction structure requires licensed professionals, we engage them as appropriate.

Eligibility

You must be at least 18 years old and located in the United States to use the Site or request an offer. By submitting a property, you represent that you own the property or are authorized to act for the owner or the estate.

Offers and Transactions

Submitting a request through the Site is not an agreement to sell, and nothing on the Site obligates us to make an offer. Any figures presented on or through the Site are preliminary and subject to due diligence, title review, and property evaluation. The only binding terms between you and us are those contained in a written purchase or program agreement signed by both parties.

Your Submissions

You agree that the information you provide is accurate and complete to the best of your knowledge, and that you will not submit information about a property you have no right to sell or represent.

Communications

By submitting your contact information, you consent to receive calls, emails, and text messages from us about your inquiry and our services as described in our Privacy Policy. You can opt out of marketing communications at any time; opting out of texts is available by replying STOP.

Intellectual Property

The Site and its content — including text, graphics, logos, program names, and software — are owned by or licensed to us and protected by intellectual property laws. You may not copy, reproduce, or create derivative works from the Site's content without our written permission.

Acceptable Use

You agree not to misuse the Site, including by submitting false information, interfering with its operation, scraping content for competing commercial purposes, or attempting to gain unauthorized access to our systems.

Disclaimers

The Site is provided "as is" and "as available" without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or secure.

Limitation of Liability

To the maximum extent permitted by law, American Property Partners and its owners, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site. Our total liability for any claim relating to the Site will not exceed one hundred dollars ($100). Nothing in these Terms limits liability that cannot be limited under applicable law.

Indemnification

You agree to indemnify and hold us harmless from claims, damages, and expenses (including reasonable attorneys' fees) arising from your violation of these Terms or your misuse of the Site.

Governing Law

These Terms are governed by the laws of the State of Michigan, without regard to conflict-of-law principles. Any dispute relating to these Terms or the Site will be brought in the state or federal courts located in Michigan, and you consent to their jurisdiction.

We may update these Terms from time to time. The effective date above reflects the latest revision, and continued use of the Site after changes are posted constitutes acceptance.
